HVAC maintenance plan in Birmingham, AL
Two visits a year, one before the heat and one before the cold, booked on a schedule instead of remembered at the last minute. We send the reminder, and you pick the day.

An HVAC maintenance plan puts your system on a fixed calendar: a cooling visit in spring and a heating visit in fall. Zeltman Heating & Air sends a reminder before each one, keeps a record of the readings from every visit and tells you when a part is starting to wear. Call us for current plan pricing and what each level includes.
How a scheduled plan keeps both seasons covered
Most people mean to book a tune-up, and then a busy spring turns into the first 93 degree week. A maintenance plan takes the remembering out of it. You are on our calendar for two visits a year, and we reach out first to set the time.
The spring visit looks at the cooling side: the outdoor coil, the refrigerant circuit, the capacitor and contactor, the indoor coil and the condensate drain. The fall visit turns to heating, whether that is a gas furnace, a heat pump in heat mode or the electric heat strips in an air handler. Both visits cover the blower, the filter, the thermostat and the electrical connections.
The record matters as much as the visit itself. We write down capacitor readings, temperature split, static pressure and, on gas furnaces, combustion results. Comparing this year's numbers with last year's shows a part that is drifting before it quits. That's how a weak capacitor gets replaced in April instead of on a Saturday night in July.
If you prefer a single visit, our AC tune-up and furnace tune-up are available on their own. The plan is the same careful work, kept on a schedule so neither season slips by.

What the spring and fall plan visits cover
- Spring: outdoor coil rinse, fan motor amps and blade check
- Spring: refrigerant pressures, superheat and subcooling
- Spring: capacitor and contactor tested against their label values
- Spring: condensate drain flush, trap, pan and float switch
- Fall: burners, ignition, flame sensor and gas pressure
- Fall: flue, heat exchanger and safety limit switches
- Fall: heat pump defrost cycle and backup heat strips
- Both visits: blower, filter, thermostat and wiring connections
What a twice-yearly plan helps prevent
Peak-season breakdowns
Weak capacitors, pitted contactors and clogged drains are the parts that quit in the first heat wave. Catching them in spring takes most of that risk away.
Water damage from the drain
Attic air handlers drip all summer. Flushing the line and testing the float switch twice a year keeps algae from backing water into the pan and the ceiling.
Carbon monoxide risk
The fall visit checks burners, flue and heat exchanger on gas furnaces. Homes with gas appliances should also keep working CO alarms.
Lost efficiency
A coil packed with pollen and a dusty blower wheel make the system run longer for the same cooling. Clean surfaces move heat the way they were designed to.
Missing paperwork
Some manufacturer warranties ask for proof of regular maintenance. Every plan visit leaves a dated record of what was checked and measured.
Surprise replacements
Tracking readings year over year gives you warning when a system is near the end, so a replacement can be planned instead of rushed.
How the maintenance plan works through the year
Sign up by phone
Call and tell us what equipment you have. We note the systems, filter sizes and anything you have noticed, and give you the current plan pricing.
Spring reminder and visit
Around March or April we reach out to set the cooling visit, ideally as pollen season winds down and before the heat arrives.
Fall reminder and visit
In September or October we schedule the heating visit, ahead of the first cold snap that sends everyone to the phone at once.
A written record each time
After every visit you get the readings, what we cleaned or adjusted, and anything that needs attention, with prices before any repair.
Renew or adjust
Each year we confirm the plan still fits. If you add a system, replace equipment or move within the area, we update it.

Ask for a price (659) 777-4129What moves the number
- Number of systems
- A two-story home with an upstairs and a downstairs system needs twice the visits of a single-system ranch.
- Type of equipment
- A heat pump needs both seasons checked on the same machine, while a gas furnace adds combustion and venting checks in fall.
- Where the equipment sits
- An air handler in a cramped attic takes longer to service than a furnace in a utility closet.
- Condition at the first visit
- A system that has gone years without service may need extra coil or drain cleaning the first time through.
- Add-on equipment
- Whole-house dehumidifiers, UV lights and media filter cabinets each add a few items to the checklist.
Why Birmingham systems benefit from two visits a year
Our climate asks a lot of both halves of a system. Summer highs in the low to mid 90s with heavy humidity mean the air conditioner runs long hours and drains a lot of water. Then a January cold snap into the 20s, sometimes the teens, puts a heat pump or furnace under its hardest load of the year.
Spring pollen adds its own problem. Pine and oak pollen coats outdoor coils yellow-green through March and April, so the spring visit lands right when the coil needs it. That timing holds for two-story homes in Hoover and Trussville and for the older ranches around our base on 15th Avenue North. Our pollen season filter guide covers what to do between visits.

Questions about HVAC maintenance plan in Birmingham
Two visits: a spring cooling visit and a fall heating visit. Each one covers cleaning, electrical tests, airflow and the drain, plus refrigerant readings in spring and burner, venting and safety checks in fall. We remind you before each visit and leave a written record.
Plan pricing depends on how many systems you have and which level fits, so please call us for current pricing. For comparison, a single tune-up visit in the Birmingham area typically runs about $109 to $226. Any repair we find is priced before work starts.
Yes. A heat pump cools all summer and heats all winter, so it works year round. The spring visit checks it in cooling mode, and the fall visit checks the reversing valve, defrost cycle and backup heat strips before cold weather.
We aim for March or April for cooling and September or October for heating. The spring timing lets us rinse off pollen before the heat, and the fall timing gets the furnace or heat pump checked before the first cold snap.
The fall visit includes a visual and combustion check of the heat exchanger, flue and burners on gas furnaces. If anything looks wrong we show you, and a deeper camera inspection is available. Every home with gas appliances should also have working CO alarms.
Yes. If you add an upstairs system, a mini-split or a dehumidifier, call us and we update the plan and the visit checklist. The same goes when you replace equipment or move to a different home in the area.
